Yangu House Nears Completion: Inside Our Newest Landmark Development

Yangu House, a ten-storey redevelopment in downtown Nairobi, nearing completion in 2026

The Board is delighted to share an update on Yangu House, the Company’s flagship development, as construction reaches its final stages ahead of a planned opening later this year.

A landmark nearing completion

Construction of Yangu House began in May 2025, and we are pleased to report that the building is now approximately 95% complete. The tower rises ten floors, inclusive of an underground basement, and doors are expected to open to tenants on or before September 2026.

We are also proud to announce that Family Bank, one of Kenya’s leading local banks, has already taken up space on the third floor of the building – a strong early vote of confidence in Yangu House as a premier address for business.

Built without debt

The Directors began this project with the Company’s own capital of Shs 80 million, raised through the sale of subdivided land. The balance required to complete the remaining works was raised from prospective tenants through goodwill and rent deposit payments, contributing a further Shs 60 million.

To date, approximately Shs 125 million has been invested in the project – achieved entirely without any bank loan or external debt. Once fully let, Yangu House is projected to generate monthly rental income of around Shs 3 million, or Shs 36 million annually, strengthening the Company’s income base for years to come.

What it means for shareholders

As reported in the Chairman’s Statement for 2026, the Board has recommended a dividend of Shs 100 per ordinary share, an increase of Shs 40 from the previous payout of Shs 60 per share. The commitment made to shareholders was clear: as the business performance improves, so will the level of dividend payout – and Yangu House is central to delivering on that promise.

Looking ahead, the Company’s next developments – Kiburi House and, thereafter, Mbotela House – are already on the horizon, continuing the momentum Yangu House has created.
